Planning a Renovation: What to Consider Before You Start

A successful renovation begins well before construction. Existing conditions, project goals, budget, zoning, building codes, and the condition of the structure can all influence what is possible.

A successful renovation usually begins long before demolition or construction. Early planning can help identify the goals of the project, the limitations of the existing building, regulatory requirements, probable construction costs, and decisions that should be resolved before work begins.

One of the first steps is to clearly identify what the renovation is intended to accomplish. A project may be driven by a need for additional space, a better floor plan, accessibility improvements, updated building systems, repairs, energy improvements, or a combination of several goals. Establishing priorities can make later design decisions easier.

Existing conditions are particularly important in renovation work. Unlike new construction, the design must respond to a building that already has a structural system, utilities, materials, dimensions, and sometimes many years of previous alterations. Measuring and documenting these conditions helps establish a reliable starting point for the design.

Owners should also consider what may be concealed within walls, floors, ceilings, and foundations. Older buildings may contain framing arrangements, abandoned utilities, deterioration, or previous work that is not visible during an initial survey. Some uncertainty is unavoidable, but additional investigation may be appropriate when a particular condition could significantly affect the project.

Zoning should be reviewed early when a renovation includes an addition, change of use, new parking, exterior work, or modifications to the size or location of a building. Setbacks, lot coverage, height restrictions, permitted uses, and other local requirements can affect the available design options.

Building code requirements can also change depending on the scope of work. Alterations to exits, stairs, structural systems, fire separations, accessibility, plumbing, mechanical systems, or energy systems may trigger requirements that extend beyond the immediate area being renovated.

Budget should be considered throughout the design process rather than only after drawings are complete. Construction costs are affected by the amount of work, materials, complexity, site conditions, contractor availability, and the amount of existing construction that must be modified. Establishing priorities can help distinguish essential work from improvements that may be adjusted if costs increase.

The construction sequence should also be considered, particularly when the building will remain occupied during the work. Temporary access, protection from weather, utility interruptions, dust control, and the order in which portions of the project are completed can all influence the design and schedule.

Renovations frequently require coordination between architectural, structural, mechanical, electrical, plumbing, civil, or other disciplines. Identifying these needs early can reduce conflicts between systems and help avoid redesign later in the process.

A well-planned renovation does not eliminate every construction surprise, especially in an older building, but it can substantially reduce uncertainty. Taking time to understand the existing property and define the project before construction begins provides a stronger basis for design, permitting, pricing, and construction.
